Dental Implants Near Scottsdale, AZ

Cushman & Wakefield announced the firm has arranged the sale of Scottsdale Centre, a 163,311-square-foot medical outpatient building in Scottsdale, Arizona. Located at 7373 N Scottsdale Blvd along the iconic Scottsdale Road Corridor, the property is well positioned near three major hospital campuses in northeastern Metro Phoenix. At the close of sale, Scottsdale Centre was 78% leased, of which 66% was medical and 34% was office tenancy—the tenancy consists of a diverse mix of synergistic medical specialties including oncology, cardiology, ophthalmology and primary care.

An Arizona based commercial real estate investment company acquired the healthcare asset for $44.58 million, representing the upleg of its 1031 Exchange.

The seller was MIG Real Estate (“MIG”), a privately held real estate investment and development firm headquartered in Newport Beach, California. The seller was represented in the transaction by Travis Ives, Gino Lollio and Tyler Morss of Cushman & Wakefield’s U.S. Healthcare Capital Markets Team.

Cushman & Wakefield’s Sheila Bale, Erika Eckblad, Tom Weinhold, Tim Whittemore, and Patrick Schrimsher provided local market leasing advisory on the sale and have been retained by the buyer to continue handling leasing for Scottsdale Centre moving forward. During MIG’s ownership, the C&W leasing team was instrumental in helping to identify the opportunity to convert the property from office to medical, implementing and executing on that plan from 2022-2024. The conversion substantially improved occupancy and increased NOI preparing the property for disposition.

Our sale campaign garnered interest from a variety of investor profiles from national healthcare real estate investment firms to local family offices.”

Originally constructed in 1984 and recently upgraded and converted from office to primary medical post-pandemic, Scottsdale Centre is a two-story building situated on ±8.70 acres. The building features an ample 4.4/1000 parking ratio, with 254 surface parking spaces and 466 subterranean parking spaces, for a total of 720 parking spaces. Anchor tenants include Palo Verde Cancer Specialists, Prosano Health and various other healthcare providers.

SCOTTSDALE, AZ — One of the last photos of Derek Swanson was taken in the dental chair with a big smile on his face.

He captioned the photo: “Yesterday, new car. Today, implant! Fun never stops.”

“He was so excited,” said his mother, Brenda Swanson. “He had fixed a lot of teeth, and they were looking really nice.”

Brenda said she went with him to an oral surgeon for a dental implant the morning of March 3, 2023. Derek was one of the first appointments of the day, she said, so there weren’t a lot of people in the waiting room.

“He turned around, and he gave me that wink and said, ‘love you.’”

She waited.

“There was a hospital right nearby with an emergency room. So I heard a siren, and I just assumed it was from the hospital, not realizing that the ambulance had come.”

She was unprepared for what happened next.

She said she was called back into the office and told there were complications. Her son had been rushed to the emergency room.

She called her husband.

“I said, ‘Bill, you better come. Something doesn't feel right.’”

She walked into the emergency room and saw the nurses.

“I could tell by the look, and some of the faces, this was serious,” she said.

Derek was on life support.

“This happened on the third of March 2023,” Brenda said. “We took Derek off life support on the 10th of March.”

The Maricopa County Medical Examiner ruled Derek’s death was due to complications of anesthesia administration during a dental procedure.

Brenda and Bill Swanson have never spoken publicly about what happened — until now.

In a recent interview with ABC15, their eyes filled with tears as they talked about their son.

He was a “gym junkie,” who liked to hike and golf. A former football player, he had plans to go back and help coach at the Mesa high school where he graduated.

“He was known as ‘The Mover,’ because if anybody needed help moving, Derek was the one that they called,” Brenda said.

The Swansons said they are speaking out to fight for accountability and new safeguards at the dentist.

They have filed a wrongful death lawsuit seeking monetary damages against Dr. Derek Lamb and Scottsdale Facial and Oral Surgery.

“We think Dr. Lamb made a variety of mistakes, not just in proceeding with the procedure, but in failing to adapt to the changing circumstances,” said Shannon Clark, an attorney who represents the family along with attorney Eleanor Shaffer.

“Dr. Lamb, in this case, was not only doing the procedure, but he was also responsible for the anesthesiology aspect of it,” Clark said.

The lawsuit alleges a series of failures during anesthesia that left Derek without enough oxygen, resulting in a brain injury that caused his death.

“You ought to be able to go to the dentist’s office and leave a dentist's office. You should not go in there and not walk out,” Clark said.

Dr. Lamb and his attorneys did not respond to emails and phone calls from ABC15, requesting comment. In a response to the lawsuit filed in court, they deny any negligence. They say Dr. Lamb met the standard of care and did not cause or contribute to Derek’s injuries or death.

The Arizona State Board of Dental Examiners, the state agency that licenses dentists, investigated and said there were several deviations from the standard of care.

The dental board said Dr. Lamb failed to consider risk factors, including the fact that Derek smoked cannabis the morning of the procedure. The board said cannabis increases the risk of a throat spasm that can close off an airway in patients undergoing anesthesia.

Dr. Lamb spoke to the dental board as they reviewed his case in 2023.

He said Derek was “talking normally” the morning of the procedure.

“No evidence that he was impaired in any way. I did consider the fact that he had smoked marijuana that morning,” he said.

Dr. Lamb also told the board: “I don't believe that things that I did were below the standard of care.”

As a result of the investigation, the board determined Dr. Lamb’s conduct was unprofessional. He had to complete 12 hours of continuing education, and his anesthesia permit was reinstated after a three-month suspension.

As for Derek’s family, they’re pushing for new laws.

In Arizona, an oral surgeon can perform dental surgery and also give the patient anesthesia as long as they have the required training and permit from the state dental board. Some oral surgeons will hire a second person, who is licensed to do anesthesia, even though it’s not required by law. This is what’s called a two-provider system.

The Swansons want the law changed to require two highly trained people in the room: One focused on surgery, the other licensed in anesthesia.

No state currently requires this. Some in the dental industry have successfully fought efforts to change the law in states, such as California and North Carolina, over concerns that it could increase costs.

The Swansons believe adding more safeguards will save lives. They hope an Arizona lawmaker will see their story and support their cause.

“No parent, no wife, no husband, son, daughter should have to go through this,” Brenda said. “We’d like to see some changes. So that's what we hope.”

Portion Indian Bend Wash Multiuse Path Near Osborn Road Closed for Improvements

Improvements to a section of multiuse pathway adjacent to the Continental Golf Club are underway. Construction will take place between the 3rd St. and Earll Drive alignments and path entrances; work is scheduled Monday – Friday from 6 a.m. to 6 p.m. The path will be closed approximately two months during construction.

The work includes replacing the existing path surface with new concrete, widening the path from 8 to 10 feet, and applying fresh striping in the area. The bike and pedestrian bridge over Osborn Road is not included in this project; however, the bridge will be closed during construction to allow crews access to the bridge entrances.

Even after succeeding in winning support at the state Capitol for a change to state law that cancels a public vote on its proposed headquarters development, law enforcement technology company Axon announced that it will no longer negotiate with Scottsdale on its massive corporate campus and housing project.

“Unfortunately, Axon is withdrawing from negotiations with the City of Scottsdale,” Axon President Josh Isner said in a statement released late Monday after meeting with the city’s mayor. “The internal politics of the City Council currently make it impossible to reach an agreement. I have never seen such a toxic environment in my life. We put a great deal on the table and we tried our best.”

Axon has threatened in the past that a failure to build the north Scottsdale project will force Axon to relocate to another state. The $60 billion company has been fighting with Scottsdale over its international headquarters project near the Loop 101 and Hayden Road, which includes a luxury hotel and roughly 1,900 apartments, some of which will be offered to Axon employees at a discounted cost.

After voters in Scottsdale gathered enough signatures to send the project to the ballot, the company sought a remedy at the Arizona legislature saying that they’d leave the state if the referendum vote went forward. Lawmakers passed legislation to spare the company from facing an election, and Gov. Katie Hobbs signed it into law in April.

The new law says that any municipality with between 200,000 and 500,000 residents — Scottsdale had 241,000 residents in the 2020 census — must “allow hotel use and multifamily residential housing” for land zoned like the Axon parcel “without requiring any type of application that will require a public hearing” if certain criteria is met.

City leaders and the citizens who created the initial referendum said they would likely pursue legal recourse, and citizen advocates have already filed paperwork for a possible statewide referendum for the new law.

Since then, Axon has been in negotiations with Scottsdale over the project to allay the concerns of the city council. City leaders have said they’d like Axon to stay, but without the controversial apartment project, which was approved by a lame-duck council.

Scottsdale Mayor Lisa Borowsky said in a statement posted on social media that the company was willing to amend the project, but the two sides couldn’t come to a deal.

“Unfortunately, there were too many hurdles to overcome in order to move an agreement forward successfully,” she wrote. “I remain hopeful that future negotiations result in a win-win agreement that works for the community and keeps this vital employer right where it belongs — in Scottsdale.”

Texas Gov. Greg Abbott has pitched his state to the company amid the drama.

Scottsdale smart cities workshop generated conversation and ideas

As a 2022 Smart Cities Readiness Challenge winner, Scottsdale hosted the Smart Cities Council along with more than 50 industry professionals, city staff and residents for a “Scaling Citizen Engagement Readiness Challenge Workshop”. The April 6 workshop included data and solutions presentations from local and international experts and offered an opportunity for interaction and input in a brainstorming session. A complementary comparative analysis with other world-class innovation districts was provided by the Smart Cities Council. The analysis evaluated SkySong and Old Town based on five indicators of successful innovation districts: volume, character, variety, vitality and relevance. Building upon the City of Scottsdale Smart City Strategic Roadmap, potential projects were identified for the Old Town and SkySong areas involving sound mitigation, wayfinding, sustainability, public safety and economic development.
