The site, formerly an RV/boat storage and office complex, is to be redeveloped as Source Logistics Center, a 144,885-SF industrial facility located on the southeast corner of Warner Road and Hardy Drive. The project will feature 32-foot clear heights and six acres of contiguous yard space, offering flexible options for material storage, trailer parking, and/or box truck or van parking to support last-mile delivery needs. Additionally, the site boasts a prime location in close proximity to the I-10 and Loop 101 Freeways and prominent frontage on Warner Road. Source Logistics Center is rail spur capable given its adjacency to a Union Pacific rail line, presenting a rare opportunity for tenants requiring rail access.
“We are pleased to invest and collaborate again with Creation as they begin development of Source Logistics Center in this prime infill industrial hub,” said Ryan Westervelt, vice president at CrossHarbor Capital Partners. “We value their expertise in sourcing high-quality opportunities and in every facet of the development process, particularly in the Phoenix region.”
The project was permitted after approval by Tempe’s Development Review Commission earlier this year and is scheduled to break ground early next year. LGE Design Build is the architect and general contractor. Cooper Fratt of CBRE will oversee the leasing and is currently fielding pre-lease inquiries.
“Tempe is a land-constrained industrial submarket with a high barrier to entry,” said Grant Kingdon, principal of Mountain West Region at Creation. “We are excited to further our partnership with CrossHarbor on this exciting infill development that will elevate Tempe’s logistics landscape.”
The property benefits from access to multiple full-diamond interchanges, providing tenants with access to serve the rapidly growing Phoenix population. The attractiveness of the location due to its accessibility to nearly the entire Phoenix Metro within 40 minutes is amplified by the strong economic environment and demographics in Tempe, which are highlighted by the presence of major research hubs, technology companies, and advanced manufacturing employers. Tempe is located at the epicenter of one of the highest-density hubs for semiconductor manufacturing, materials, and equipment development in the U.S.

PHOENIX — A dispute over land development between the City of Phoenix and the City of Tempe has now been resolved.
The cities disagreed over what could be built on land near Priest and Rio Salado Parkway, citing a 1994 intergovernmental agreement between Tempe and Phoenix. Now, the cities have agreed to an addendum to that agreement.

The 46 acres of land was slated to become an entertainment district housing a new Coyotes arena before voters rejected it in May 2023.
Weeks before that vote, the City of Phoenix sued Tempe arguing multi-family housing wasn't allowed to be built there based on the 30-year-old agreement because of noise from Phoenix Sky Harbor Airport and concerns that residents who lived there would sue.
"We receive federal funds, and one of the things we guarantee to our federal government is that we will try to protect the airport," Phoenix Mayor Kate Gallego told 12News. "People have tried to shut down airports near their homes, and so that's why the FAA really pushes us to protect the airport from new residential development. So we were fulfilling our obligation to the federal government."
Tempe filed a counterclaim, according to a report prepared for Tempe City Council, arguing Phoenix also violated the agreement.
That started what Tempe Mayor Corey Woods said was a months-long journey to get to the addendum in which Tempe agrees to not have any single-family homes on the land, requires any multi-family housing on the land to be rental only, and have noise insulation, in addition to other requirements.
"If someone is really feeling they can't sleep, they'll have an easier way to be able to move so we feel like Sky Harbor can continue to grow," Gallego said.
In the amendment, Tempe cannot oppose the long-term plan for the airport, including a new terminal. However, Phoenix agreed Tempe could object to any proposed fourth runway at Sky Harbor.
"We've worked very hard to get something that will settle these lawsuits," Woods said. "It will allow both communities to move forward in their best interests, along with continuing to work as community partners."
As for what will become of the land, Woods said an analysis and remediation of the site is needed.
"We're going to work together with our community and city staff to figure out what might be the best thing to go on that property because clearly, it's not going to remain the way that it is in perpetuity," Woods said.

What's happening: In collaboration with several organizations, the local new outlet Prensa Arizona will be hosting a free Thanksgiving festival where attendees can get a free turkey to cook at home, while enjoying free food and entertainment from a live banda and lucha libre match.
HeroZona Foundation Thanksgiving Drive-Thru Turkey Giveaway
When: Saturday, Nov. 23, starting at 9 a.m. (while supplies last)
Where: Travis L. Williams American Legion Post 65, 1624 E. Broadway Rd. in Phoenix
What's happening: HeroZona Foundation and Sons of the American Legion will hold their 21st annual drive-thru turkey giveaway for families in south Phoenix. Delivery will be drive-thru only and limited to one turkey per family. There will be no need to fill out forms or show identification to receive the turkey.
Phoenix Rescue Mission
When: Saturday, Nov. 23 from 10 a.m. to 2 p.m.
Where: Sullivan Elementary School, 2 N. 31st Ave., Phoenix.
What's happening: Turkeys and other traditional Thanksgiving dishes, along with hygiene kits, will be handed out during this drive-thru event where, according to the Phoenix Rescue Mission website, they anticipate to serve as many as 500 families.
South Phoenix Thanksgiving Fall Festival
When: Saturday, Nov. 23 from 11 a.m. to 2 p.m.
Where: 222 E Olympic Drive Dr., Phoenix.
What's happening: South Phoenix will be hosting a free family event that will include turkey giveaways, $100 gift card raffles, food trucks, live music, a petting zoo along with other activities for children of all ages.
St. Mary's Food Bank
When: Monday, Nov. 25 and Tuesday, Nov. 26 from 8 a.m. to 12 p.m.; and Wednesday, Nov. 27 from 8 a.m. to 11 a.m.
Where: 3131 W. Thomas Rd., Phoenix; and 13050 W. Elm St. Surprise.
What's happening: For three days, St. Mary's Foodbank will be giving out Thanksgiving dinners at their Phoenix and Surprise locations. Participants can pick up their food via drive-thru or walk up if they arrive on foot or on bus.
All adults who wish to receive a free meal must bring an ID and proof of address. If participants choose the walk-up option, it is recommended they bring a cart to carry their food.
Those driving into St Mary's must enter through eastbound Thomas Road.
The Salvation Army
When: Thursday, Nov. 28. Doors open at 9 a.m., Food service from 11 a.m. to 1 p.m.
Where: Phoenix Convention Center South Building, 386 E. Washington St., Phoenix.
What's happening: The Salvation Army will be hosting its annual Thanksgiving sit-down dinner, free of charge.
Service animals are permitted inside the building. Those with pets on a leash will have access to an outdoor serving area at 11 a.m., where they can enjoy their dinner and stay with their pets. The Society of St. Vincent De Paul
When: Thursday, Nov. 28
Where: St Vincent De Paul charity dining rooms.
What's happening: The Society of St. Vincent De Paul is, according to its website, preparing to serve more than 7,000 warm meals at all four of their charity dining rooms.
The lunchtime meals at the Phoenix Dining Room will host the Champions for Homeless Thanksgiving event with former NFL player Nick Lowery, other NFL players and live music.

Mickie Diaz & Charles A. Landis Thanksgiving Dinner
When: Thursday, Nov. 28, 11 a.m. to 2 p.m.
Where: Tolleson Union High School cafeteria, 9419 W. Van Buren St. in Tolleson.
What's happening: The Tolleson Service Committee is hosting a Thanksgiving dinner in the high school cafeteria on Thanksgiving Day. Each year, the nonprofit serves about 2,000 meals. The event is free and people of all ages are welcome.
