RIVERSIDE COUNTY, CA — Home prices in Riverside County rose slightly in February compared to the previous month, but they were still higher than housing prices one year ago, the California Association of Realtors announced Tuesday.
The $646,840 median price of an existing single-family home last month reflected a 0.3% increase from January's $645,000 sales price in the Riverside area. The February figure was a 3.5% increase from $624,900 one year ago, according to the report.
February's statewide median home price was $829,060, down 1.2% from January but up 2.8% from $806,480 in February 2024. Year-to-date statewide home sales edged up 2.6%, the survey said.
Also statewide, CAR noted, California's pending sales in February dipped from last year's level for the third consecutive month, but the drop was much smaller than the decline observed in January. The sales dip of homes in escrow could be due in part to a jump in mortgage rates at the beginning of February, but the public's growing concern of a recession may also have played a role in the slowdown in housing demand in recent weeks, the report said.
The February statewide median price increased on a year-over-year basis for the 20th straight month, but the gain recorded was the smallest since July 2023, according to CAR.
On a month-to-month basis, the February median price dipped from the prior month, and the monthly drop was larger than the 10-year historical average dip of 0.7% recorded between the two months. The downward trend in the statewide median price will likely reverse in the coming months, however, as home prices typically begin rising in March and continue climbing until the end of the homebuying season in August, according to the report.
"California home sales rebounded strongly in February after a sluggish start to the year, supported by increased buyer activity and more available homes on the market," CAR President Heather Ozur said in a statement.
"Lower borrowing costs made homeownership more accessible to buyers who were previously sidelined by affordability challenges, while the rise in available inventory will help ease some of the competitive pressures that have defined the market in recent years and set a positive tone for the market for the rest of the year."
The median number of days it took to sell a California single-family home was 26 days in February, up from 22 days in February 2024.

LAKE ELSINORE, CA — A 37-year-old Argentine national who sexually assaulted a Lake Elsinore girl multiple times over a nearly six-year span was convicted Tuesday of 10 felony charges.
A Murrieta jury deliberated less than a day before finding Martin Ancamil guilty of four counts of lewd acts on a minor, three counts of sexual penetration by force or fear, two counts of assault with intent to commit mayhem and one count of forced oral copulation of a child. Jurors acquitted him of four related charges.
The panel went behind closed doors briefly late Monday afternoon following closing arguments in the weeklong trial at the Southwest Justice Center. The jury returned with verdicts early Tuesday afternoon.
Riverside County Superior Court Judge Johnnetta Anderson scheduled a sentencing hearing for April 11.
The defendant is being held without bail at the Byrd Detention Center.
According to a sheriff's bail-setting declaration filed soon after Ancamil was taken into custody, the victim, identified in court documents only as "M.L.," informed her family and others in early July 2023 that the defendant had sexually abused her beginning when she was 9 years old. At the time of the revelation she was 14.
Sheriff's investigators were immediately alerted.
Court records said the series of assaults occurred from November 2017 to June 2023.
In one encounter, "Martin Ancamil put his hand under the girl's pants and underwear," the affidavit said.
"The victim woke up to Ancamil touching her (privates) underneath her clothing, and his hand was cold, and it hurt her," the document stated.
M.L. also said the defendant penetrated her, though not enough to cause injuries, according to the declaration.
"Ancamil is a native of Argentina, lives in his car, has no friends or family here and has an expired (work) visa," the affidavit said.
According to sheriff's Sgt. Jeff Reese, deputies tracked him to Cambern Avenue in Lake Elsinore, where he was taken into custody without incident on July 10, 2023.
His specific connection to the victim was not disclosed, and authorities couldn't confirm how long he had overstayed his visa, remaining in the country illegally.
He has no documented prior felony or misdemeanor convictions in Riverside County.

MURRIETA, CA — Jury selection got underway Thursday for the trial of a 37-year-old Argentine national accused of sexually assaulting a Lake Elsinore girl multiple times over a nearly six-year span.
Martin Ancamil was arrested in 2023 following a Riverside County Sheriff's Department investigation.
Ancamil is charged with four counts of forcible lewd acts on a minor, three counts of sexual penetration by force or fear, two counts of assault with intent to commit mayhem and one count of forced oral copulation of a child.
Pretrial motions in the matter wrapped up Wednesday, and Superior Court Judge Johnnetta Anderson ordered several panels of prospective jurors to the Southwest Justice Center in Murrieta Thursday for screening as to their availability and qualifications.
The defendant is being held on $5 million bail at the Byrd Detention Center.

CALIFORNIA — The Hooters restaurant chain — best known for its all-female serving staff outfitted in orange short shorts and low-cut tight "Hootie the Owl" tops — has filed for chapter 11 bankruptcy, the company announced on Monday.
California has seven Hooters locations, nearly all of them spread across Los Angeles, Orange, San Bernardino, and San Diego counties: Costa Mesa, Long Beach, Mission Valley, Ontario, San Marcos, and South Gate. The Bay Area has one location, in Rohnert Park.
The complicated bankruptcy filing is designed to keep many of the locales open.
"Our renowned Hooters restaurants are here to stay," Hooters Chief Executive Officer Sal Melilli said Monday.
According to the statement, the company reached an agreement "in principle" with a group of current Hooters franchisees to acquire and operate certain company-owned locations. This buyer group, which includes original Hooters founders, currently owns and operates over 30% of the domestic franchised Hooters locations, including 14 of the 30 highest volume restaurants.
In conjunction with the proposed sale, Hooters filed voluntary petitions for chapter 11 in a Texas court. The company said it expects to emerge from chapter 11 bankruptcy protection in approximately 90 to 120 days.
It's unclear which company-owned Hooters locations are being sold, and the chapter 11 process does not impact existing franchise locations, the company said.
Hooters restaurants currently remain open and will continue to operate in "a business-as-usual manner" during chapter 11 proceedings. However, the company said that, moving forward, it is "evaluating" its operational footprint and will invest resources in its "strongest assets."
Last summer, dozens of Hooters locations across the nation permanently closed due to "pressure from market conditions," according to a company statement at the time.
On behalf of the franchisee group that is acquiring certain company-owned locations, Neil Kiefer said, "As we look toward the future, we are committed to restoring the Hooters brand back to its roots and simplifying ... operations by adopting a pure franchise model that will maximize the potential for sustainable, long-term growth."
To answer customers' questions about the path ahead for Hooters, the company launched an "Our Future" web portal.
In addition to its sexy "Hooters Girls" servers — arguably the casual eatery's main draw — the restaurant is known for a menu that includes hamburgers, sandwiches, steaks, seafood entrees, appetizers, and chicken wings. Most Hooters locations hold alcoholic beverage licenses. Hooters T-shirts, sweatshirts, and various souvenirs and curios are also sold at most of the company's restaurants.
Hooters was incorporated on April 1, 1983, by six businessmen, and the first restaurant opened on October 4, 1983, in Clearwater, Florida.
The company now has locations around the globe and is headquartered in Atlanta, Georgia.
