Real estate study forecasts a drop in housing prices in Tampa in 2025

TAMPA, Fla. — The booming real estate market in Tampa Bay is expected to see lower home prices next year, according to a recent report by Zillow.

What You Need To Know

That report says home values for 2025 in Tampa could drop by about two percent.

But, according to local realtors, like Sunny Alexander, a broker and owner of Red Sash Realty, she anticipates things will be looking great in 2025.

“All the numbers that I’m seeing are showing a healthy, balanced market and that you’re looking at about three to five percent appreciation per year,” she said.

Recently, according to Alexander, chaotic has been the best way to describe what’s been happening on the real estate front.

Demand is still there, but she says fluctuating interest rates, especially around the election, along with hurricanes Helene and Milton have effectively scared buyers.

It makes 2025 interesting, especially following that report from Zillow and a national housing report from RE/MAX from last month, which reports Tampa was the top market in the country to see median sales prices go down compared to 2023.

Despite Alexander’s optimism, she thinks price drops could likely happen further from downtown.

“When you get up in the suburbs of Tampa,” she said, “I think that you’re going to see a slight dip in prices on the new construction. Just because supply is so, so high and there’s land you can’t replicate.”

She says in neighborhoods like Seminole Heights or South Tampa; the land is still very expensive, so she thinks home values will keep rising, albeit at a much more regular pace compared to a few years ago.

“Back in 2021,” she said, “you’re looking per quarter at 25% appreciation on your asset. Those days are gone and they’re not sustainable. So, I think it’s returning to a healthy market.”

A healthy market is important for so many looking to sell, especially with so many still looking to buy.

According to that same RE/MAX study, homes in November were selling faster compared to October, decreasing by about eight percent.

Navajo Stirling became the third member of the Dana White’s Contender Series Class of ’24 to register a victory inside the Octagon, out-working Tuco Tokkos in the opening bout of Saturday night’s main card.

The City Kickboxing man got the better of the striking exchanges for much of the contest, mixing his targets and showing variety in his attacks.

Tokkos had some success wrestling in the second, but wasn’t able to do much with it, resulting in Stirling working back to his feet and continuing to do the more effective work at range the rest of the way home.

Stirling is just a handful of fights into his MMA career and clearly has promise, but is still very much a work-in-progress. Daniel Marcos remained unbeaten after getting the better of things in an entertaining back-and-forth with Adrian Yañez at Amalie Arena.

After starting the third slinging hammers, Marcos fell into a takedown but did little with it, only to hit another in open space as soon as they broke off the fence before things ended in uneventful fashion.

While his pace slowed in the third, this was a good win for Marcos, who is now 4-0 with one no contest through his first five UFC appearances, and 17-0 with that one no contest overall. Dustin Jacoby snatched up a victory on Saturday night, sitting down on a right hand late in the third round of a competitive bout with Vitor Petrino that instantly ended the contest.

Likely down on the scorecards, “The Hanyak” picked the right time to plant his feet and pull the trigger, finding the chin clean to secure the emphatic knockout finish.

That one had to feel especially good for Jacoby, who was on the business end of a first-round finish last time out. The victory snapped a two-fight skid, and marked the second time in as many fights that Petrino has been finished by members of the Factory X Muay Thai squad after getting tapped out by Anthony Smith at UFC 301 in May. | Prelim Results | Official Scorecards

Manel Kape turned in his most emphatic performance in years on Saturday night in Tampa, stopping Bruno Silva in the third round.

From the outset, Kape was dialled in and dominant, showcasing the fast, dangerous striking while clearly enjoying himself in the midst of things. Despite eating a trio of blows below the belt, “Starboy” stayed locked in and aggressive, battering Silva at every turn before finally wearing down and stopping the Brazilian less than two minutes into the final frame.

Tabbed as a title threat when he arrived in the UFC at the outset of 2021, Kape has looked dangerous at times, but struggled in key moments. He was lights out in this one, and if he can start turning in these types of performances with more frequency, we could see the engaging and entertaining flyweight in the championship mix in 2025. | Prelim Results | Official Scorecards

Cub Swanson punctuated his back-and-forth barnburner with Billy Quarantillo with a straight right hand that instantly halted the action.

After the featherweights went back-and-forth with big shots for the first 10 minutes of the fight, Swanson touched Quarantillo with a left hook that was simply there to set up the right hand behind it.

It came quickly, it landed flush, and Quarantillo went crashing to the canvas, leaving Swanson standing over him triumphant.

The 41-year-old has talked about his days as an active competitor winding down, but this was a reminder that “Killer Cub” still has a little something left in the tank. Joaquin Buckley closed out an outstanding year in the Octagon with a stoppage win over three-time title challenger Colby Covington.

“New Mansa” was sharp and punishing from the outset, stinging Covington with strikes throughout the first, while stuffing his initial takedown attempts and leaving him bleeding after the opening five minutes. Covington scored a takedown in the second, but Buckley worked back up and continued to get the better of things on the feet.

Buckley battered Covington further in the opening half of the third round, leaving him wearing a crimson mask, and when the duo rose from the mat in the final seconds of the round, the action was paused, the doctor was called in, and the fight was halted.

After earning two wins last year following his move to welterweight, this was Buckley’s fourth win of 2024 and the kind of performance that solidified his standing as a legitimate threat in the 170-pound weight class. This was a dominant way to wrap up the year, and should land the surging St. Louis native another marquee assignment whenever he’s ready to get back to business in 2025. | Prelim Results | Official Scorecards
